This philosophy was put into action recently to help Independence Meadow Apartments located in Smithville, Texas a town of about 4500 residents. The complex provides 42 affordable housing units in one, two, and three-bedroom sizes. EBMC has been the managing general partner and managing agent of the property since the 1980’s. The property was built in 1980, and offers affordable housing based on income for all family types. - However, Independence Meadow Apartments was badly in need of renovation and repair That’s where Eugene Burger Management swung into action.
Led by EBMC CEO, Stephen Burger entered a “Mark to Market” process with HUD wherein all physical and financial aspects of the property were reviewed as part of a new loan application that would provide funds to fully renovate the entire seven acre property. The process was completed in 2018 and a new loan was funded which provided over two million dollars for improvements with an emphasis on energy conservation.
Today, Independence Meadows Apartments is completely renovated. In addition to new roofing, increased attic insulation, thermo pane (double-paned) windows, exterior siding replacement, asphalt and sidewalk improvements, site grading, and new playground, a new HVAC system added central air conditioning to each apartment, which was not previously a feature. Interior amenities of the units were upgraded with the addition of dishwashers, washers and dryers, and microwave ovens. Previously existing amenities and features were refreshed with new kitchen and bathroom cabinets, and countertops, providing residents with safe, modern, living space.
